SUBJECT: Change Orders - Living Learning Center Project
DESCRIPTION:
The following change orders, which modify the contracts of the three prime contractors, are recommended.
General Contract - McPherson Contractors, Inc.
Provide additional sidewalks and retaining walls as detailed in documents provided by Owner. (Note from contractor: We understand this work is not tied to the completion date established previously). NOTE: This item was approved by the Board Chair and Vice Chair on 8/7/01 based on an estimated cost of $59,837. Net increase: $54,112.00.
Provide landscaping and irrigation system per construction documents and revisions by Blackburn Nursery, with sodding as outlined in alternate one. NOTE: This item was approved by the Board Chair and Vice Chair on 8/7/01. Net increase: $87,823.00.
Change window sill material in rooms 155 and 160 (Commons and Reading Room, Building #2) from "white" solid surface material to "Amerello" granite. Net increase: $1,859.00.
Provide stainless steel toilet partitions in Stauffer Commons. Priced as painted partitions in original bid. Net increase: $2,500.00.
Provide new 30"x30" access door at loading dock for bookstore in Memorial Union. Required per revised loading dock configuration per Building #3 expansion. Net increase: $1,926.00.
Provide additional wood paneling at display case and above reception desk not originally shown. Net increase: $3,012.00.
Remove existing concrete island, north of Building No. 2 at old location of parking lot control booth. Net increase: $1,150.00.
Provide two type "K" fire extinguishers in servery kitchen per Topeka Fire Department requirements. Net increase: $705.00.
Provide tile, in lieu of carpet, on bridge from Bldg. No. 2 to Stauffer Commons (Bldg. No. 3). Net increase: $5,573.00.
Provide one Randell Saladtop Refrigerator at Grill Counter of Stauffer Commons. Existing item relocated in both Stauffer and Union c-store equipment plans. Net increase: $2,672.00.

Electrical Contract - Torgeson Electric Co.
Add electrical circuits for neon sign in Stauffer Commons. Signs included in separate contract. Net increase: $2,190.40.
Provide fire control 'key' cabinet for elevators as required by Topeka Fire Department in Final Review. Net increase: $233.49.
Provide additional smoke detection in Building #2 per direction of Fire Department. Net increase: $10,841.00.
Provide speaker only fire alarm devices in the Study/Conference Rooms of Building No. 1 and Seminar Rooms in Bldg. No. 2 per direction of Topeka Fire Department. Net increase: $3,318.96.
Provide an IPS emergency circuit to one can lite in Reading Room of Bldg. No. 2 per direction of Topeka Fire Department: Net increase: $444.75.
Provide a fire control key cabinet for Bldg. 3 per direction of Topeka Fire Department: Net increase: $233.49.

Mechanical Contract - Piping Contractors
Provide 16 air registers and installation not shown and specified on original construction documents. Net increase: $3,698.00.
Reimburse contractor for relocation fee charged by KPL (gas company) for changes required per new loading dock and KPL installation requirements. Net increase: $2,947.00.

FINANCIAL IMPLICATIONS:
Net increase in project cost of $185,239.09. Total commitment from contingency including this request is $510,372, leaving a $12,153 contingency balance.
RECOMMENDATION:
President Farley recommends approval of the change orders by the Board of Regents.
